Concrete block foundation visible on three sides. No significant cracks or settling observed. Minor hairline crack on east wall is cosmetic and within acceptable limits.

Positive grade away from foundation on most sides. West side has flat grading near rear patio that could benefit from regrading to improve drainage during heavy rain events.

Concrete driveway has a raised section at the garage apron creating a 1.5" trip hazard. Recommend mudjacking or grinding to level the surface and eliminate the hazard.
